Gateway 14, Stowmarket, is one of largest commercial schemes in England to be given consent in 2021.
Due to the setting of two listed buildings (Clamp Farmhouse and cottage), we were initially engaged to prepare the heritage impact assessment. Our work addressed the 5 step approach on setting (Historic England), describing the development of the listed buildings and how the surrounding space and its rural character contributed to the historic farmstead’s setting.
The development considered the historical and aesthetic significance of the site and its wider context. While the potential for adverse visual impact is high, careful design mitigated harm by preserving sightlines, maintaining trees and using site topography. New structures could be integrated without altering the historic setting, as smaller buildings were placed near the listed structures, with larger ones further away. The design minimised impact through appropriate layout, materials and massing ensuring the Clamp group’s fine grain and detail were not overshadowed.
The statement was used to support the plan framework in relation to local and national criteria on impacts on setting and heritage. The initial work unlocked the subsequent planning applications for individual sites within the area. In December 2024, we learnt of the successful Reserved Matters application for the Skills and Innovation Centre (Plot 3200).
