Conversion of Historic Sutton Public House Into 26 New Flats

Work was recently completed to convert and extend a former three-storey public house (The Grapes) in Sutton into 26 high-quality residential flats, following planning approval granted in 2020. The development includes transforming the first, second, and part of the ground floor into new homes, alongside the construction of a three- to five-storey rear extension along Benhill Avenue.

Heritage-Led Design Within Sutton’s Heritage Action Zone

Our heritage and design consultancy played a key role in shaping the proposals for this prominent site, located within the newly designated Sutton High Street Heritage Action Zone. To ensure the development respects its historic context, we undertook a detailed architectural, historical, and townscape assessment. This analysis demonstrated that the proposed scale, massing, and façade design are in keeping with nearby heritage assets and Victorian shopfronts, helping secure the Council’s support.

Sensitive Extension to a 19th-Century Landmark

The original 19th-century building features dark brickwork at ground level and lighter materials above. The new extension has been carefully designed to complement this character, adopting a classical, formal façade inspired by the symmetry of the former public house and neighbouring period buildings. Three additional storeys are integrated in a way that avoids overwhelming the surrounding Victorian parades, maintaining the building’s distinctive corner presence.

The ground-floor fascia and window pattern will continue across the new elevation, ensuring strong visual continuity. A slate mansard roof at the third and fourth floors provides a clear visual break and helps maintain balanced proportions.

Recognised for High-Quality Heritage Design

Both Sutton Council and Historic England have commended the development for its sensitive approach to preserving the architectural integrity of the original building. The final design enhances the site’s historic identity while introducing appropriate scale, materials, and modern residential standards.

A Landmark Residential Project for Sutton

Overall, the scheme transforms a disused public house into much-needed housing while retaining the character of No. 198 as a local landmark. The project showcases how heritage-led design, high-quality materials, and thoughtful massing can deliver sustainable, attractive homes within Sutton’s evolving urban fabric.
